After your initial enquiry, you will be sent a highly detailed questionnaire to enable us to understand the type of property you are looking for and your requirements, together with a contract of engagement.

Upon return of these documents (and the registration fee which is payable at this time) we will commence the search for your property. We will scour the local press, estate agents offices, internet and every available resource to find the best possible selection of properties that match your requirements and are currently on the market.

We will then view any and all properties that we feel are suitable. This enables us to discard any that, although ideal on paper, may in fact be a wasted journey for you. For example, you may be looking for peace and quiet and idyllic views – the details provided by estate agents will never tell you about the very busy road running alongside the garden or the sewage works next door! Situations such as these are frequent and that is why we prefer to do advance viewings so that these situations do not occur. This is another example of our personal service as many relocation agents do not provide this service.

When we have viewed the properties we will then prepare a shortlist for you, and draw up a detailed and unbiased report on each property. The reports will contain a room by room description, numerous internal and external photographs (subject to vendors permission), details of the general condition of the property, the location, outlook and neighbouring area.

In addition, we will provide a local report on the area you have chosen which will be tailored to your individual search. This will provide information on each particular clients' desired amenities such as local schools, transport links, council tax, etc.

It should be noted that our reports are intended to supplement the particulars already provided by the selling agents and are not intended to replace those provided by professional surveyors.

You will then choose which properties from the shortlist you wish to view and we will arrange this for you. In the unlikely event that none of the properties you have viewed are suitable, we will then recommence the search for you at no additional fee.

However, assuming that you wish to make an offer on one or more of the properties found for you by Collingwoods Ltd, the service we offer from this point on will depend upon which level of service you have chosen (for further details, please see Our Fees page).
